Planning Permission for Swimming Pools.

Most domestic swimming pools and spas do not require any form of planning permission of local council building control involvement, providing the pool is no less than five metres from the house and not within one metre of the dwelling boundary.

However, should the property be located in an area of outstanding beauty, on the broads or a listed building then you would require planning permission, and possible build control consent.

If a swimming pool is to be enclosed with a building or conservatory type structure and it is under four metres in height and less than ninety square metres in area, it will require no permission unless situated in the areas mentioned.

Buildings under four metres in height and over ninety square metres in ground area may require building control consent and approval for foundational impact to the swimming pool.

A sketch plan of the foundations may be required to show how the building support is off loaded away from the swimming pool walls.

How the swimming pool and spa are heated is a large factor in councils granting approval for swimming pool building applications.

The B.T.U (British Thermal Unit) rating of the building, the way the structure will retain heat,is a factorwhichwill help or hinder the application process.

If the building is a conservatory type structure it is clear that the heat retention will be less that that of a conventional home styled extension.

Therefore planners will look at the future heat loss and energy required to keep the building warm before they grant consent for the proposed building project.

By using non fossil fuels and renewable energy sources it may be possible to work around planning permission.

By showing the swimming pool or spa as not being heated may also help in a positive permission approval.
